What’s the difference between a remortgage and a secured loan?
Not a lot. A remortgage is where the new lender takes a 1st charge on your house and pays off all the mortgages you already have. A secured loan is where the lender has a 2nd charge on the property and all other loans secured to it are paid off apart from your 1st mortgage.
Are mortgages and secured loan regulated?
Remortgages have been regulated by the Financial Services Authority (FSA) since 2004. Secured loans are regulated by the Consumer Credit Act 2006(CCA). In addition most good brokers, like bluetulip money, are registered members of the Finance Industry Standards Association (FISA). So don’t worry which product is right for you, you will be well protected.
What’s better for me – a remortage or secured loan?
It depends on your personal circumstances and how much you wish to borrow. For example if you have a 1st mortgage with a high redemption penalty, you will probably be better off with a secured loan. If you have a small 1st mortgage and want to borrow a large amount, a remortgage will probably be best.
